The First Step Is Always Moisture
Before anything else, we check the moisture content of the wood. This is not optional. Sanding a floor that has not fully dried is one of the most common mistakes made with water-damaged hardwood, and it often creates problems that are worse than the original damage.
Wood expands and contracts in response to moisture changes. As moisture levels rise or fall, boards can shrink, warp, cup, or twist. How much movement happens depends on the species, grain pattern, and the amount of moisture change.
The goal is to reach a stable condition where the wood’s moisture content is in balance with the surrounding environment. This is called Equilibrium Moisture Content, or EMC. When wood reaches that point, it stops gaining or losing moisture and the movement settles down.
Florida’s consistently high humidity means EMC here is usually around 10 to 12 percent year-round, with very little seasonal variation. We use both pinless and pinned moisture meters, and we take temperature and humidity readings in the home to calculate the target EMC for that specific environment. That number guides everything that comes next.
What Water Damage Looks Like
Not all water damage looks the same, and the appearance tells us a lot about what we are dealing with before any repairs begin.
Surface Staining
Surface staining is the least severe presentation. The finish has been compromised and the wood has discolored, but the boards are still flat and structurally sound. In many cases, sanding removes the staining entirely once the floor has returned to the correct moisture content.
Cupping
Cupping happens when the edges of a board rise higher than the center, giving the floor a washboard appearance. It is caused by moisture imbalance, where the bottom of the board has absorbed more moisture than the top and expanded unevenly.
Cupping that is not excessive can often be sanded flat, but only after the floor has returned to EMC. This part matters. If a cupped floor is sanded before it has fully dried, the raised edges can continue to dry and shrink afterward, turning what were high spots into low spots. The floor ends up worse than before.
Buckling
Buckling is more severe. It happens when boards absorb so much moisture that they lift away from the subfloor. In some cases, the subfloor itself can loosen as well. Buckled boards cannot simply be re-secured and always need to be replaced. The level of moisture that causes buckling leaves the wood permanently compromised.
How Water Behaves in Florida Homes
One thing we explain to almost every homeowner dealing with water damage is that water rarely spreads evenly across a floor. No house is perfectly level. A house may be flat, but it is never truly level, and water always finds the lowest point and settles there.
That matters because the visible damage is often concentrated in one area even when the source of the water was somewhere else. A slow leak behind a dishwasher may not show up until water has traveled several feet and pooled in a low corner of the kitchen or an adjacent room.
The most common sources of water damage we see in Central Florida homes are roof leaks, plumbing failures, AC condensation, and appliance leaks from dishwashers, refrigerator ice makers, and washing machines. The Subfloor Question
Once the flooring is assessed, we need to understand what is happening underneath it. We drill a small hole in a few planks to check subfloor moisture before committing to any tear-out. There is no point opening up sections of flooring until we know what we are dealing with.

Crawl Space Foundations
If the house is built on a crawl space, the subfloor is often in good condition. Airflow beneath the home helps it dry naturally, and in many cases the subfloor does not need to be replaced.
Slab Foundations
Slab construction is much more common in Central Florida, and it changes the repair process significantly. When a home is on a concrete slab and water damage has penetrated through the hardwood, we remove the flooring and plywood subfloor until we reach dry concrete. We then dry the area fully before rebuilding.
Once the concrete is dry, we apply a roll-on moisture barrier, lay down 6-mil visqueen, install new plywood, and then lay new flooring. We follow this process on slab jobs as a precaution, not only when we have confirmed active moisture coming up through the concrete. The cost of skipping that step is too high.
Replacing Damaged Boards
When boards need to come out, matching the replacement wood to the surrounding floor is one of the more demanding parts of the job.
For older homes, we source salvage wood. When the salvage material is the same age or close to it, the match is often seamless. The color, grain, and patina blend naturally once the floor is sanded and finished. For newer homes, usually around twenty years old or less, we use new wood. New wood can be stained to close the color gap, and when needed we can add a powder dye to the first or second coat of finish to bring it closer to the surrounding aged wood. The goal in every case is a repair that reads as part of the original floor rather than a patch.
When a Floor Cannot Be Saved
It is rare that an entire floor needs to be replaced. Because water finds the lowest point and does not spread evenly, damage is usually limited to a section of the floor rather than the whole thing. That said, there are situations where boards are too far gone to salvage, including extreme buckling, deep rot, or subfloor damage that has compromised the structure beneath.
We assess every job honestly. If sections can be saved, we save them. If the damage is beyond what hardwood floor repair and targeted replacement can address, we will tell you that directly before any work begins.
