Brazilian cherry and Santos mahogany floors
Many Dr. Phillips homes built between the mid-1990s and early 2000s were finished with Brazilian cherry or Santos mahogany. These were popular species during that period, and for good reason. They are dense, durable, and have a rich warmth when they are at their best. They are also highly UV-sensitive, and after 15 to 25 years, most have darkened significantly from where they started.
Homeowners who chose Brazilian cherry for its warm reddish tone often find it has deepened into something much darker. That is not damage. It is simply how the wood reacts over time to light and air. Sanding back to bare wood removes the oxidized surface layer and brings the floor much closer to its original color. No bleaching required.
We do not recommend bleaching Brazilian cherry or Santos mahogany. Brazilian cherry is rich in phenolic compounds and resins that react with oxygen and UV light. Bleaching disrupts those compounds without neutralizing them. Once the floor is exposed to light and air again after finishing, those compounds continue to react, and a light stain applied over a bleached surface tends to develop pink tones over time that are difficult to correct.
What we recommend instead is sanding the floor back to clean bare wood, which lightens it naturally. From there, we use finish systems with UV inhibitors built in to help slow future color shift. For homeowners who want the lightest possible result with the most color clarity, we often recommend Loba 2K Invisible as a base coat. It is a very matte, nearly invisible finish that protects the wood without adding yellow or amber tone. Some homeowners prefer to keep that look. Others prefer a more traditional appearance and choose an additional topcoat of Loba Supra AT in satin or another sheen they prefer.

Not every floor can be refinished, and we would rather help you figure that out early than have you find out later. Solid hardwood can be refinished if there is enough usable wood remaining. Engineered hardwood depends entirely on the wear layer thickness. Many can be refinished. Many cannot.

How long does hardwood floor refinishing take?
Most refinishing projects take about 3 to 5 days, depending on the size of the area, the condition of the floors, and the finish selected. Before we begin, we walk you through the process and give you a clear idea of the timeline.
Is dust a problem during refinishing?
With the right equipment, it is far more controlled than most people expect. We use dustless sanding equipment, HEPA vacuums, and air scrubbers throughout the process. There will always be some fine dust around a sanding project, but it is dramatically reduced compared with older methods.
Can Brazilian cherry and Santos mahogany floors be refinished?
Yes. We have refinished both species many times. They require specific techniques and finish systems, and we take the UV sensitivity of these woods seriously. Sanding back to bare wood naturally lightens the color close to where it started. We do not recommend bleaching these species.
When can we walk on the floors?
