Windermere has some of the more interesting hardwood floors in the Orlando area. Many homes have quality wood floors worth preserving, whether that means restoring older solid hardwood or refinishing species like Ipe, Cumaru, Brazilian cherry, Santos mahogany, and white oak found in later custom homes.

Hardwood floor refinishing for Windermere homes

A refinishing project takes the floor back to bare wood, corrects surface wear, and gives you the opportunity to reset the color and finish to what feels right for the home now. For many Windermere homeowners, the floor they already have is worth restoring. In many cases, the wood itself is exceptional and not something that would be easy or inexpensive to replace today.

The species, age, and condition of the floor all shape how the project is approached. So does what you want the finished floor to look like. Some homeowners want to stay close to the natural tone of the wood. Others want to soften a color that has deepened over time or move toward a cleaner, more current look. We help narrow that down with practical guidance before anything begins.

If you want to understand the overall process, our hardwood floor refinishing service page explains it in more detail.

Exotic hardwood floors in Windermere homes

Many Windermere homes built between the mid-1990s and early 2000s were finished with Brazilian cherry or Santos mahogany. These were popular species during that period, and for good reason. They are dense, durable, and have a rich warmth when they are at their best. But they are also highly UV-sensitive, and after 15 to 25 years, most of them have darkened significantly from where they started.

Many Windermere homes were built or renovated during a period when exotic hardwoods were especially popular. Species like Ipe, Cumaru, Brazilian cherry, and Santos mahogany were chosen for good reason. They are dense, durable, and visually distinctive. They also need the right refinishing approach, and not every refinisher is comfortable working with them.

Ipe and Cumaru

Ipe, also known as Brazilian walnut, and Cumaru, also known as Brazilian teak, are two of the densest and most oil-rich hardwoods used in residential flooring. Both resist water, rot, and wear exceptionally well, but that same high oil content creates a real challenge at refinishing time.

Oil-based finishes can take days to dry and weeks to fully cure on these species because the natural oils in the wood interfere with the curing process. Standard waterborne finishes can struggle with adhesion for the same reason.

We recommend Loba Hybrid, a finish developed specifically for exotic high-oil-content species like Ipe and Cumaru. It is an oil-modified waterborne polyurethane that bonds properly to oily wood surfaces, cures to 75% within 24 hours, and delivers scratch and chemical resistance above what standard waterborne finishes achieve. Available in satin and semi-gloss.

Ipe tends toward deep olive-brown tones. Cumaru typically has a lighter, more golden-reddish color. Both are handled with the same finish system, though each floor gets evaluated on its own condition before the project starts.

Brazilian cherry and Santos mahogany

These species are highly UV-sensitive and after 15 to 25 years, most have darkened significantly from where they started. Brazilian cherry is rich in phenolic compounds and resins that react with oxygen and UV light, the same process that causes it to deepen in color over time. Sanding back to bare wood removes the oxidized surface layer and brings the floor close to its original color. No bleaching required.

We do not recommend bleaching Brazilian cherry or Santos mahogany. Bleaching disrupts those compounds without neutralizing them. Once the floor is exposed to light and air again after finishing, those compounds continue to react, and a light stain applied over a bleached surface tends to develop pink tones over time that are difficult to correct.

We recommend sanding the floor back to clean bare wood, which lightens it naturally. We then apply finishes with UV inhibitors built in, and for these species specifically, we add additional UV inhibitor to the finish to slow future color shift. For homeowners who want the lightest possible result with the most color clarity, we often recommend Loba 2K Invisible as a base coat. It is a very matte, nearly invisible finish that protects the wood without adding any yellow or amber tone. Some homeowners prefer to keep that look. Others prefer a more traditional appearance and choose to apply an extra topcoat with Loba Supra AT in satin or whatever sheen they want.

White oak

White oak is different, but just as common in higher-end homes and renovations. It takes stain well, looks excellent natural, and is one of the more versatile species to refinish.

A small family-run crew, not a rotating subcontractor team

We keep our work simple and personal.

My father has more than 35 years of experience in wood floor refinishing. My brother and I have spent more than 15 years working alongside him. We are the crew that shows up, does the work, and sees the project through.

In a home where the floors are worth caring about, that matters. You are not dealing with a salesperson who hands the job off to a different team. You are working with the same people from the first conversation to the final coat.

For homeowners in Windermere who want to know exactly who is in the house and what they are doing there, that tends to be an important difference.

Dustless Hardwood Floor Refinishing in Windermere

Bona and Festool dustless sanding vacuums and air scrubbers for hardwood floor refinishing.
Our dustless sanding system includes professional sanders, HEPA vacuums, and air scrubbers to help keep your home cleaner during refinishing.

Our sanding equipment is designed to work with dust collection as part of the system, not as an add-on. Each machine connects to HEPA-filtered vacuums, and we run HEPA air scrubbers during the project to capture dust at the source.

For homeowners, this means there’s no fine dust drifting through the house or settling on surfaces after sanding. Cleaner air also benefits the finishing stage, with far less chance of airborne particles settling into fresh coats of finish, helping the final result look smooth and consistent.

While any refinishing work can produce trace dust, our process is designed so that the vast majority is captured before it reaches the living space.

If dust minimization is important to you, we’re happy to explain how the system works and what to realistically expect during a consultation.

Can your floor be refinished?

Not every floor can be refinished, and we would rather help you figure that out early than have you find out later. Solid hardwood can be refinished if there is enough usable wood remaining. Engineered hardwood depends entirely on the wear layer thickness. Many can be refinished. Many cannot.

For Brazilian cherry and Santos mahogany, the more common question is not whether the floor can be refinished but what the result will look like and what finish system makes sense. That is a conversation worth having before the project starts.

Texting or emailing a few photos is usually the fastest way to begin. In many cases we can give you an initial read from photos and let you know whether it makes sense to schedule a visit.

Windermere Hardwood Floor Refinishing FAQs

Most refinishing projects take about 3 to 5 days, depending on the size of the area, the condition of the floors, and the finish selected. Before we begin, we walk you through the process and give you a clear idea of the timeline.

With the right equipment, it is far more controlled than most people expect. We use dustless sanding equipment, HEPA vacuums, and air scrubbers throughout the process. There will always be some fine dust around a sanding project, but it is dramatically reduced compared with older methods.

Yes. Both species have high oil content that requires a specific finish system to adhere and cure properly. We use Loba Hybrid, a finish developed specifically for exotic high-oil-content hardwoods. Oil-based finishes can take weeks to fully cure on these species. Loba Hybrid cures to 75% within 24 hours and delivers exceptional durability.

That depends on the finish system and where the floors are in the curing process. We explain this clearly before the project starts and provide specific guidance for the first few days after the final coat.

It usually comes down to the look you want, the sheen level you prefer, and how the floor needs to perform. For UV-sensitive species like Brazilian cherry, the finish choice also affects how the color holds over time. We help you work through that before the project starts.

Often yes, but not always. Species, thickness, condition, and whether the floor is solid or engineered all matter. Photos are usually the fastest way to start that conversation.
